Second home

A second home more lucrative than ever!

Do you have the dream of owning your own property on the Mediterranean? After the severe financial and economic crisis, which was accompanied by exorbitant losses in value, the real estate market in Greece has only recovered moderately.

So far there is no uniform land registry office in Greece, but there is a land register entry for every property. As part of the modernization of the country's entire structure, Greece is reforming its administration and bureaucracy. With a lawyer who specializes in real estate law, a real estate purchase can be completed with absolute legal certainty.

The new digital building permit process laid the foundation for professional structures. Building permits sometimes only require a few days until a positive decision is made.

With the reduction in the real estate transfer tax from 10% to 3.09%, which is charged once when buying real estate, you can purchase the desired property with the currently cheapest additional purchase costs within the EU.

The statutory VAT of 24% applies to new buildings, but no real estate transfer tax.

Good to know: The Greek Civil Code allows an unusual financing option when purchasing a property. The purchase price payment can be agreed upon by a notary in freely agreed installments between the buyer and seller with a flexible term.

Without regional know-how, sufficient expertise and a good regional network, some obstacles may arise when purchasing. For example, without a lawyer who does good research, a land register entry is not enough to determine the legal owner of a property.

We would be happy to accompany you on your way to a second home.
